If you lender refuses to refund the legal expenses and charges added to you mortgage account you have a maximum of 6 months from refusal to complain to the Financial Ombudsman Service (FOS). You can complain to the FOS by filling out a simple form which you can download from their site here, and/or you can telephone the FOS to get help in completing the form for free.  We suggest you simply repeat the points you made in your complaint letter (Step 1), include the details of the refusal, and add any extra information you think relevant, for example, in you are in financial difficulties you should explain this. You may also want to explain how being charged an extra several thousand pounds in expenses and charges will affect you. The form has limited space so you need to be concise.

We'll update this site as and when we become aware of relevant developments and where successful refunds are made. Please send us feedback on your own experience in reclaiming mortgage expenses in Scotland and using the this site (we will keep all personal data confidential) by e-mailing m @ govanlc.com
